House Roof Project


Just like everything else around here I want to do the job only once. The roof on the house was put on in 1989 and was having some issues.

No leaks yet on the main part of the roof but we did have some flashing issues during hurricane Sandy. Also, being up on the hill we get high winds. We debated going with a high end architectural shingle but the dilemma was that when we sell the place in 20 years the roof would need to be replaced. So either we would have to replace it again or take the hit in our sale price.

So, metal was what we decided to go with.

I was concerned with the thinner gauge roofing panels so we decided to go with 24 gauge. This stuff is thick. I think that the installer underestimated the amout of difficulty in dealing with this heavy product.

We went with Fabral SSR (24 gauge)

The contractor we used for the roof and have used on a number of past projects is Shultz Construction LLC. He comes highly recommended by us.

The before photos

Besides the flashing issues almost everywhere and different colors where we added the eves a few years back. Also, some of the shingles were lifting up. Not bad for 24 years.

Getting rid of the two attic fans. First they use a great deal of electricity when running, They don't make that much of a difference and I was always worried about the fire risk. I do have a single gable fan that I can control when it runs.


The contractor set up the scaffolding in one day.

Progress. They got the upper back done in one day.

Back from vacation. All done except for a few small cosmetic issues that can wait till spring.


The great debate on snow guards

We had considerable debate on the type of snow guards to get. They are extremely expensive and each have advantages and disadvantages to them. We ended up getting a double stainless steel system that seems to work well. (not shown here)


Update JAN 2014

Snow - In the light fluffy snow we got in this cold storm it did not hold it back and I doubt any system would. But, being so fluffy it did not matter when it came off the roof.

I can see how its collecting above the two bathroom vents. It may be a good idea to add snow guards above these vents.


Update APR 2014

We had a really bad winter. As the snow melted and I could actually get into the front yard I noticed that we did have some damage to the snow guard system.

Three areas that got disconnected by the ice / snow. All on the north side of the property. Two onthe long garage roof area and one (no photo) onthe upper roof in the front.

This was all on the long run where it really accumulated and was able to push on the guards. It's an easy area to connect it back on but it will just happen again.

Will discuss with the contractor but may add a few rows of the Berger Aluminum snow guards to distribute the weight of the snow across various points.
